What a damp and mould surveyor does

An independent surveyor’s job is diagnosis and impartial advice, not selling you treatment. A good survey will:

  • Inspect the property thoroughly, inside and out.
  • Diagnose the true cause — condensation, penetrating damp, rising damp, or a building defect or leak.
  • Use evidence — moisture readings and, where useful, temperature and humidity measurements — to support the conclusion.
  • Report clearly on the cause and the works genuinely needed to fix it.
  • Frame findings against standards that matter — HHSRS and, where relevant, Awaab’s Law.

Independent surveyor vs “free damp survey”

This distinction matters more than almost anything else:

  • A “free survey” is usually offered by a company that also sells the remedial works. The inspection can become a sales visit, and the recommended cure (often chemical injection or tanking) may not match the actual cause.
  • An independent surveyor has no financial interest in the works recommended. You’re paying for honesty and the right diagnosis.

Getting the cause wrong is expensive twice over — you pay for the wrong remedy and the problem returns. Impartial diagnosis is the saving.

When to hire a surveyor

Consider an independent survey when:

  • The damp or mould keeps coming back after previous “fixes”.
  • There’s a dispute about the cause (for example, landlord says lifestyle, tenant says building).
  • The problem is complex or affects multiple areas.
  • You need evidence for an Awaab’s Law response, an HHSRS matter, or a potential claim.
  • You’re a landlord wanting to get it right and demonstrate that you did.

What a survey should give you

  • A clear statement of the cause, supported by evidence.
  • A description of the works needed to address that cause.
  • Enough detail to act on and, if necessary, to rely on as evidence.
