How Much Compensation for Damp and Mould? (UK)
Last reviewed
If you’ve lived with damp and mould in a rented home, you may be owed compensation — because you haven’t had the safe, usable home you paid rent for. This guide explains, in plain English, how the amount is worked out and what pushes it up or down, and gives you a free calculator for an indicative range.

The short answer
There is no fixed amount for damp and mould compensation. In practice, awards are often built from a few elements:
- A proportion of your rent for the period you were affected — the core of most claims, reflecting that part of your home was unusable or unhealthy.
- Damaged belongings — furniture, clothing, carpets and possessions ruined by damp or mould.
- Ill health and distress — where the conditions affected your health or wellbeing.

Indicative range
—
Indicative only — not legal advice. Real compensation depends on the facts, the evidence, the impact on you and your household, and the law applied by a court or solicitor. Awards can fall outside this range. Use this as a conversation starter, not a figure to rely on.
What affects how much you get
Several factors move the figure up or down:
- Severity. Limited mould in one room sits at the lower end; widespread damp that makes rooms unusable or affects health sits much higher.
- Duration. The longer you were affected, the larger the rent-related element tends to be.
- When you reported it. Compensation usually runs from when your landlord knew about the problem — so the date of your written report matters.
- Impact on you. Damaged possessions and genuine health effects (with evidence) add to a claim.
- Your landlord’s response. A landlord who ignored you or repeatedly failed to fix the cause is in a far weaker position.
Why reporting it matters so much
This is the single biggest thing within your control. Compensation generally runs from the point your landlord knew or should have known about the problem. A clear, dated written report:
- Starts the clock for your landlord’s duties (including any Awaab’s Law timescales), and
- Gives you the evidence that they were on notice.
If you haven’t reported it yet, do so in writing now and keep a copy.
Evidence that strengthens a claim
Build your file as you go:
- Dated photos and videos of the damp and mould over time.
- Your written reports and the landlord’s replies (and any Awaab’s Law written summary).
- Receipts or photos of damaged belongings.
- Medical records if your health was affected.
- A note of the impact on daily life — rooms you couldn’t use, sleep disrupted, and so on.

Frequently asked questions
How much compensation can I get for damp and mould?
There's no fixed figure. Awards are often assessed as a proportion of your rent for the period affected — broadly larger the more severe and longer-running the problem. Serious cases affecting health or making rooms unusable attract more. Use the calculator on this page for an indicative range, but get advice for a real assessment.
How is damp and mould compensation calculated?
A common approach treats compensation as a percentage reduction of your rent for the time you were affected — reflecting that you didn't get the home you paid for. Separate amounts may be added for damaged belongings and for ill health.
Does it matter if I reported the damp and mould?
Yes — a great deal. Compensation generally runs from when your landlord knew (or should have known) about the problem. That's why reporting it in writing, and keeping the record, is so important.
Can I claim for damaged belongings and health problems?
Often, yes — damaged possessions and the effect on your health can form part of a claim, on top of any rent-related element. You'll need evidence (photos, receipts, medical records). A solicitor can advise on what applies to you.
Is the calculator a guarantee of what I'll receive?
No. It's an indicative guide to start a conversation, not a valuation or legal advice. Actual awards depend on the facts and the law and can fall outside the range shown.
